Be Aware of Thai Property Laws and Regulations for Obtaining Work Permits

If an alien wants to be employed in the capital city of Thailand, he/she has to obtain a work permit in Bangkok. According to Thailand law, foreigners are prohibited from owning land on freehold. However, some legal exceptions are there; land leases are given to foreigners. They can also buy limited land by investing 40million Baht; this is for a period of 5 successive years. Property law in Thailand favours Thai nationals rather than foreigners. However, foreigners can own an apartment provided they own lower than half the floor space of the building. Whenever an apartment is sold, a certificate from the building authorities is required stating that subsequent to the sale, less than 50% of the apartments are foreigner owned.
